Let Only

Providing experienced landlords with fully credit searched and referenced tenants, tenancy agreements, guarantor agreements (if any), Tenant Deposit Protection – Prescribed Information and standing order mandates. We recommend this service is only for experienced ‘professional’ landlords who have the time, resources and experience to deal directly with tenants on all issues that arise from letting including emergency callouts, faulty appliances, lost keys etc.

Rent Collection

Our Rent Collection Service is designed for landlords who would like some involvement in the letting of their property and who have the time, resources and trade contacts to manage the day to day maintenance themselves but do not want to deal with the rent collection or accounting.

In addition to the services provided under Let Only,
Rent Collection includes:

  • Collection of rent via tenants
  • Monthly rent payments by BACS directly into your nominated account
  • Itemized monthly rents accounts statements
  • Ensuring that the security deposit is correctly placed with the custodial scheme in line with the tenant Deposit protection order
  • Chasing late rent
  • Rent reminders and letters of reminders to tenants
  • Issuing end of year rental reviews
  • Check in and checkout requirements of tenants

Full Management

Our Full Management Service covers all aspects of the letting and management of your property and is tailored for landlords who may live out of area, or who do not wish to have any direct involvement with their tenant.

In addition to the services provided under Let only & Rent Collection
Full Management includes:

  • Handling all queries, correspondents and calls from tenants come directly to us
  • Dealing with all maintenance issues including supervising works and statement of contractor invoices from rent collected
  • Preparation of inventories and inventory checkouts at tenancy termination
  • Quarterly property inspection
  • Organizing and negotiating any renewals towards end of tenancy
  • Informing utility suppliers and council offices of incoming and outgoing tenants
  • Any emergency requirements 24 hours a day 7 days a week e.g. lock outs, utilities contractors
  • Organizing relevant insurance
  • Peace of mind with the knowledge that your property is in good hands

Our Tenants

At Home Trader Properties, we are committed to finding the very best of tenants to occupy your property. Applicants must meet stringent financial criteria and their ability to meet the rental commitment is assessed on our behalf by an independent specialist company. Suitability is assessed on the basis of:

  • An exhaustive credit search of every applicants credit file
  • Employment reference (s)
  • Previous landlord references (s)
  • Proof of public record/ electoral roll for proof of address over previous 5 years

There are occasions – i.e. recent job changes, returning from working abroad – when we will request the tenant provides a guarantor before proceeding. The guarantor will undergo the same rigorous checks applied to the tenant and will legally become party to the tenancy.
